We believe that a true Turnkey system has to provide everything for the out-of-state investor, in order for it to make sense for you.

We are well-connected in the Jackson and Memphis markets and, therefore, have established long-standing relationships with our vital resources.

We take care of everything, so you can simply sign the documents, put up the minimal down payment, if any … and bank your cash flow .

DUE DILIGENCE:

    • We know the neighborhoods, the rental prices, the schools and the housing demand.
    • We inspect all properties numerous times, before you ever know about them.
    • We only purchase the properties that suit our criteria.
    • Properties are inspected, again, by the rehab manager and once again by the property manager.  (At least 3 times)

HARD MONEY LENDERS:

    • We like to sell properties that need work, because it is often the very best deal for our investors -- IF we can meet the guidelines of hard money lenders.
    • These short-term loans will cover the purchase price and rehab costs at 100% as long as the total amount does not exceed 65% of the ARV.  (After repair value.)
    • You will immediately have more than 30% equity in the property.
    • Worst case, you may have a very minimum down payment.
    • After the rehab is complete, you will then refinance with a permanent lender, who will loan up to 80% of appraised value; not contract price.
    • Do a 30-year mortgage and repay the hard money lender. (You avoid the 10% down payment, because it’s a refinance!)
    • Again, there is NO money out of your pocket, and you may be able to take some cash out at closing.
    • If you had bought a property already fixed-up, you’d probably pay at least 80% of value, plus a 10% down payment.

PERMANENT FINANCING:

REHAB MANAGERS:

    • My rehab team has been with me for a long time and is second to none. 
    • We provide a 30-day guarantee on all the work, after we place a tenant in the property.
    • We inspect the property before and after to ensure everything has been repaired, cleaned and ready for occupancy.

PROPERTY MANAGERS:

    • My property managers are the best of the best.  We’ve worked together for years.
    • Another inspection is done, by the property manager, before a tenant is placed in the property.
    • We handle the applications, run credit and employment checks, maintain the property and collect monthly rent money.
    • We send you the rent money each month, withholding our small management fee.
    • We provide you with monthly reporting and alert you to any repairs that are needed.
    • You can rest comfortably, knowing we will handle all tenant-related issues for you.
